GCW Real Estate Services is a well-trained, organized, and efficient team that has done many large-scale commercial and investment properties from 200,000 sq ft +/- warehouses to several acre 150 unit multi-family complexes. We can scale resources to address your needs, from small, free-standing buildings to large apartment complexes or shopping/strip malls.

We can perform a property condition assessment promptly and provide you with a report on defective items requiring immediate attention, as well as deferred maintenance that will require capital investment in the future.

Over the last 20+ years, we have listened to our Clients and we have continually added different services for our commercial customers based on their particular needs:

- Standard building inspections focusing on the systems and components. This is called a generalist visual inspection.

- Detailed building inspection. More detailed inspection and report with a repair estimate from a third party company (Repair Pricer)

- Property Condition Assessment. This is a much more involved inspection requiring a site visit prior to the inspection to verify paperwork, contact lists and scope of the inspection are clear. This inspection takes longer to arrange and complete as the process may continue over multiple days on larger projects.

- An OPINION of PROBABLE COST, otherwise known as Cost to Cure, breaks down capital expense estimates for immediate and longer term items (up to 5 years). This helps establish budgets for repair / replacement items as well as maintenance over the long term.

The report takes up to 3 - 5 days after the inspection, based on the size and complexity of the inspection.

Prior to the inspection, we may request documentation from the seller. These documents can include maintenance records, disclosure statements, environmental reports, permits, and recent repairs. The more information we have, the more complete the report will be.

What type of commercial buildings do you inspect?
 
GCW Real Estate Services inspects all types of commercial real estate located anywhere within the United States, We provide property condition assessments (PCA) for warehouses, manufacturing plants, auto dealerships, office complexes such as high-rises, restaurants, multi-tenants, hotels, motels, resorts, luxury, retail such as malls, strips, big box, multifamily including apartments, light industrial, nursing home, places of worship, including any large or small structure
 

What is the scope of a commercial inspection?
We use the industry standard ASTM 2018-18 as a baseline and the CCPIA standards. The scope describes the areas, components, and systems included in your commercial inspection. You will decide on the scope based on your needs and expectations. The scope will be included in the written proposal that we agree to. The scope of the inspection will also dictate the cost. The inspection is not technically exhaustive.
 
How much does the GCW Real Estate Services inspection cost?
It depends on the level of inspection you need. Each commercial inspection is tailored to suit your needs, therefore, pricing varies. Will you fix the issues you find during the Inspection?
No, GCW Real Estate Services does not offer any repair work on properties inspected. This is for your benefit as it assures that there will never be a conflict of interest by the inspector. GCW Real Estate Services inspection's purpose is to provide an unbiased, objective third-party report on the condition of the property at the time of the inspection.

 
When will you receive the inspection report?
Depending on the scope or size of the inspection reports are emailed within 24 hours of the inspection. Some inspections, such as a large office building, may take a few days to inspect and a few days to generate all reports.

What types of payment do you accept, and when is payment due?
We accept all major credit cards, cash, and checks. Payment is due at the time of inspection. Larger commercial inspections require a deposit, which can range from 25%-50%.
